Fast, Lasting Roof Repairs You Can Count On

A damaged roof leaves your entire property vulnerable. Water finds the smallest gap and causes damage that spreads fast — from stained ceilings to rotting timbers. The longer you wait, the more expensive the fix becomes. That's why fast, reliable roof repairs aren't a luxury — they're a necessity.

At Topnotch Roofing & Property Maintenance Ltd, we specialise in diagnosing the root cause of roof problems and fixing them permanently. We don't just patch over symptoms — we identify why the damage occurred and address the underlying issue so it doesn't return next season.

Our repair services cover cracked and slipped tiles, damaged ridge tiles, failed lead flashing, leaking valleys, broken verge mortar, wind-lifted felt, and water ingress around chimneys and skylights. Whatever the problem, we've seen it before and we know exactly how to fix it.

We serve homeowners across Cheltenham, Gloucester, Swindon, Cirencester, Stroud, and the wider Gloucestershire region. Most standard repairs are completed within a single day, and we always clean up after ourselves. Your property is left better than we found it — every time.

    Don't Ignore the Warning Signs

The Real Cost of Delaying Roof Repairs

    Small Leaks Become Big Bills

A £200 tile replacement left unaddressed can lead to £5,000+ in timber repairs, plastering, and redecoration within 12–18 months. Early action saves serious money.

    Mould & Health Hazards

Persistent damp from a leaking roof creates conditions for black mould. This is a serious health risk — especially for children and those with respiratory conditions.

    Electrical Hazards

Water ingress near electrical wiring and light fittings creates a genuine fire and electrocution risk. Any active leak near electrics should be treated as urgent.

    Insulation Damage

Wet insulation loses its thermal performance entirely. Your heating bills increase while your comfort decreases — and the insulation often needs full replacement.

    Timber Rot Spreads Fast

Once water reaches roof timbers, wet rot and dry rot can spread through rafters, joists, and purlins. Structural timber replacement costs thousands.

    Insurance May Not Cover Neglect

If your insurer determines that roof damage resulted from poor maintenance rather than a sudden event, your claim could be reduced or rejected entirely.

    In-Depth Guide

Understanding Roof Repairs: Materials, Methods & Common Issues

    Cracked & Slipped Tiles

Tiles crack due to frost damage, impact, or age-related deterioration. Slipped tiles are usually caused by nail fatigue or failed nibs. In both cases, the exposed area allows water to reach the felt and timbers beneath. We replace individual tiles with matching profiles and colours, re-nail where necessary, and check surrounding tiles for early signs of the same issue. For older roofs where matching tiles are difficult to source, we maintain a stock of reclaimed tiles and can advise on the best alternatives.

    Ridge & Hip Tile Repairs

Ridge tiles sit along the apex of your roof and are bedded in mortar. Over time, this mortar cracks, shrinks, and crumbles — leaving the ridge tiles loose or lifted. Wind can then dislodge them entirely. We remove deteriorated mortar, re-bed ridge tiles using a flexible, weather-resistant mortar mix, and can install dry ridge systems that eliminate mortar maintenance entirely. Dry ridge systems use mechanical fixings and are now the industry standard for new installations.

    Lead Flashing Repairs

Lead flashing seals the joints between your roof and vertical surfaces — typically around chimneys, dormers, and wall abutments. Failed flashing is one of the most common causes of roof leaks. We remove deteriorated lead, chase new lead into mortar joints, dress it properly over the tiles, and seal with appropriate pointing. Where existing lead is in good condition but has simply lifted, we re-dress and re-seal it rather than replacing unnecessarily.

    Valley & Gutter Repairs

Valleys channel rainwater from two meeting roof slopes into the guttering system. They experience the highest water volume of any part of your roof, making them a common failure point. We repair cracked valley tiles, replace failed valley lead or GRP liners, and clear debris that causes water to back up and overflow into the roof space. We also check that valley support timbers are sound and replace any that show signs of rot.

    Felt & Membrane Repairs

Beneath your tiles sits a layer of roofing felt or breathable membrane. This is the secondary weather barrier that catches any water that gets past the tiles. Older roofs use traditional bituminous felt, which can crack and tear over time. Modern breathable membranes are more durable and allow moisture vapour to escape from the roof space, reducing condensation. We repair small tears and holes in situ, and recommend a full re-felt where deterioration is widespread.

    Storm Damage Assessment

After severe weather events, we provide rapid storm damage assessments covering the full roof envelope. This includes checking for lifted tiles, dislodged ridge tiles, damaged flashing, blocked or detached guttering, and structural movement. We document all findings with photographs and provide a prioritised repair plan — addressing immediate safety and weather-tightness first, with secondary cosmetic repairs scheduled as needed.
